SALEM — On Tuesday, August 19th, Dellbrook|JKS joined Criterion Development Partners (CDP), ICON Architecture, Salem City Mayor Dominick Pangallo, local residents, and project partners for the groundbreaking of LORE, a new mixed-use community at 266 Canal Street.

Foundations are underway for five wood-framed, podium-style buildings that will house 250 market-rate apartments, offering a mix of studio, one-, and two-bedroom units. Building 1, a three-story structure, will feature 28 apartments, a leasing office, 1,900 square feet of commercial space, and most of LORE’s amenity spaces. A total of 6,000 square feet will be dedicated to amenities, including a clubhouse, dog wash, mail room, café, fitness rooms, a roof deck, and a speakeasy. The remaining buildings, all five stories, will house the following units: Building 2 with 62 units, Building 3 with 64 units, and Buildings 4 and 5 each containing 48 units. Each building will include a parking garage on the first floor.

Residents of LORE will also have access to a range of outdoor amenities, including a pool, dog park, grilling area, and amphitheater within the development’s courtyard. Additionally, a public park along Canal Street is part of the project, further enhancing the neighborhood and the development’s exterior. The entire project encompasses 596,000 square feet of construction, including all associated parking and landscaping.

“Foundations are starting on Buildings 1 and 3, and we’re excited to see the project unfolding,” said Anthony Eberhardt, Superintendent at Dellbrook|JKS. “Our team has enjoyed collaborating with the CDP team, and it was great to celebrate the start of construction together. We look forward to welcoming everyone back on-site for the ribbon-cutting in two years.”

Perfectly positioned near the upcoming South Salem commuter rail station, LORE is a transit-oriented development, bringing much-needed housing, with convenient transportation access, to this section of the city. The project is expected to be completed in late spring of 2026.
