197 Washington Street in Somerville is a 38,000 SF wood framed and steel podium building with 30 luxury one and two bedroom condominium units. The 1st floor contains 10,000 SF of commercial and retail space. The project was constructed on a very tight, urban site with special attention paid to access and logistics and included the abatement and demolition of an existing 2-story wood structure on the site. Scope of construction also included site infrastructure work, on-site storm drainage infiltration, associated on-site parking, landscaping and furnishings. The facade is a mix of CMU base with both fiber cement and corrugated metal siding, punch windows and aluminum storefront.
