Commons at the Wing: Phase I
Dellbrook|JKS is transforming the historic, 33k sqft, Wing School on 33 Water St. into an affordable residential community of 38 apartments, titled Commons at the Wing, Phase 1. The original 3-story school building will accommodate 12 apartments, while a new 3-story, 25.5k sqft wood-frame addition will house the remaining 26 units. Apart from living spaces, Commons at the Wing, Phase 1, will feature various resident amenities, including a community room, reading nook, multi-purpose area, lounge, dining area, mail room, laundry facilities, and storage. The unique finishes and spaces of the school will be restored, such as the interior wood trim and paneling within the former auditorium, and the exterior brick façade, wood siding, and trim. Additionally, new fenestration treatments consistent with historic preservation standards will be installed, featuring fiber cement board siding, PVC trim, and fiberglass windows that complement the revitalized façade of the existing building.
The adaptive reuse and renovation of this building requires extensive demolition and abatement, including the removal of floors, walls, MEP systems, and some ceiling areas. To bring the structure up to modern codes, our team is reinforcing structural elements, changing windows, installing a new elevator, and replacing all mechanical, plumbing, electrical, and fire protection systems.
