Elysian at Watertown Square
The Elysian at Watertown Square project involves both new construction and renovation to create 142 market-rate housing units across two buildings. The main building, consisting of 137 units, is designed as a 4-over-2 podium structure with an underground parking garage. It will feature ground-up construction with 4 levels of wood framing over 2 levels of parking, one below grade and one at grade, framed with structural steel. The facade will incorporate brick, Hardie lap/panels, wood tone, and metal shingles, along with triple-glazed windows. The building will be Passive House designed, with interior finishes aligned to market-rate standards and MEPFP systems installed to meet PHIUS requirements.
The townhouse building is a gut renovation of an existing apartment building, converting 10 apartments into 5 luxury townhouses. The scope includes selective demolition, new finishes, updated MEPFP systems, and envelope restoration to complete the transformation. In total, the development spans 225k GSF, 6k of which belongs to retail space.
