A conversion of a former banking operations center into an innovative transit-oriented development, with street level retail, a state-of-the-art data center and over 200,000 square feet of creative office space. Located conveniently across from the Malden Center T Station, this project targets forward-thinking, creative tenants who crave the amenities and transportation flexibility of an urban location at a reasonable cost. Construction includes a converting this four story building in downtown Malden MA that had been a processing center for Bank of America to be renovated to commercial retail for part of level 1, and future office space for the upper levels. Tenant Fit-up will be possible future contractual work .
The completed building will be very much warehouse like except for completed elevator lobby, common stairs, and core toilets. Extensive exterior facade renovations in select locations will provide requirements for future retail exposure at level 1and first class office in upper floors. Project includes all new plumbing toilet rooms, new building HVAC system (ready for tenant extensions), new electrical (ready for tenant extension), and a significant common area and exterior lighting package. Challenges will come from the facade work which is directly over public walks on 3 sides of the building. Site improvements will make building front appealing as a retail location.
