Residences at Mill 8
The Residences of Mill 8 project consisted of renovating the historic, 203,600 SF, 3-story Ludlow Mills building to create 95 mixed income apartments and a center for supportive healthcare services. Dellbrook|JKS also completed Phase 1 of construction, the Residences at Mill 10, which is 88% affordable, reserved for adults 55+, and offers supportive healthcare services. Out of the residential units at Ludlow Phase 2, 40 are market rate, 43 are affordable for rent at 60% of area median income (AMI), and 12 are designated for extremely low-income tenants, available at 30% of AMI.
Work for The Residences of Mill 8 included millwork abatement and sandblasting to clean lead paint. The timber floor and roof deck, typical of old mills, required repairs, opening closures, and the creation of new openings. One-bedroom units have a “half” height wall adjoining the living space to generate an open feel and all apartments contain Hybrid Vertical Fan Coil Units for heating and cooling. The redeveloped property also features common area amenities, like on-site laundry facilities, management, a fitness room, a resident lounge, and several outside recreation areas to serve residents. Beyond bringing modern apartments to the neighborhood, this project incorporates a partnership with Renaissance Medical Group that utilizes a 5,000 SF space inside the building as an Adult Day Health Center. This Day Center provides enhanced supportive services to residents of Mill 8 and Mill 10, including nurse visits, a service coordinator, healthy-living programming, and transportation to the nearby Ludlow Senior Center.
