At Dellbrook | JKS, subcontractor purchasing is accomplished as a joint effort between the project management team and the estimating department. After reviewing the overall project schedule, the management team will focus on long lead items as well as trade packages that have early start dates as reflected on the critical path schedule. Subcontractor bid analysis will include a complete scope review of each trade package. Our analysis will include reviewing time durations for generating shop drawings and product submittals as well as reviewing subcontractor resources to meet the proposed construction schedule. Risk management is another important part of our evaluation which includes reviewing potential subcontractor insurance limits and company financials. Based on our experience, these steps are vitally important in the evaluation process.
